GBI has sourced a freehold plot in Berlin-Pankow. Please see attached the investment memorandum (the “IM”) on Project ASTA. GBI considers to acquire the plot but needs further analysis regarding the residential concept to maximize the value.
We would like you to produce a cash flow model for the potential acquisition of this plot and a short investment memo (max. 10 slides), summarizing your analysis of and recommendation for the opportunity with the following content:
Please incorporate the following assumptions into your analysis of Project ASTA (Base Case):
    Timeline
    • Acquisition Date: June 30, 2024

Please also compile any other key metrics you see necessary to evaluate the investment opportunity in a holistic manner (basis, profit, income, yield metrics etc.)
    • Scenario 2: Sale via Forward Funding
You have sold the project in a forward funding to an investor on start of construction
Apply the following Instalments for the forward funding proceeds (instead of securing construction loan during the construction phase; you repay the acquisition loan once first instalment is received; no forward funding coupon to the investor)
1st Instalment: 30.0%, Construction Start Date
Final Instalment: 10.0%, one quarter after Practical Completion
Remaining 60.0% of Instalments will be pro-rata quarterly distributed to GBI between the first and final instalment
Please include your recommendation on the price at which you would buy the plot based on the information in the IM (including areas), above mentioned assumptions and calculate an appropriate target IRR / money multiple

Please send across the model (Excel) and short investment memo (PDF) by May 12th, 2024.
The investment memo should include all necessary information (incl. CF and all relevant financial metrics) that you need to make your case for the investment and should be used for presenting and discussing the opportunity with a selection of members from our team.
P.S. Please find attached an example cash flow model. Feel free to use this cash flow template, adjust this template or to create your own. It is important that your assumptions will be shown clearly and be connected to the cash flow model (dashboard / input sheet / assumptions overview).

  • “The Complexities of College Tuition and Student Debt: Synthesizing Perspectives and Proposing Solutions”

    This is a synthesis essay.
    ·
Your goal is to “synthesize” your sources in
the paragraphs, which means to connect them on a single point or topic of
    discussion.
    ·
You can take one of two approaches:
    o
    Answer a course question. Your
thesis is your reply to the course question. Bring in sources to support
your thesis. Start with the thesis and devise topic sentences for your
paragraphs. You will likely need 3-5 sub-points to develop in the body of the
    paper.
    o
Develop a position you have arrived at through
your reading and reflection on your course topic this semester. Your
thesis is your opinion statement. Defend your position sources and your own
analysis and commentary.  Start with the
thesis and devise topic sentences for your paragraphs. You will likely need 3-5
sub-points to develop in the body of the paper.
Use four sources with at least three(files incuded):
    https://www.nar.realtor/research-and-statistics/research-reports/the-impact-of-student-loan-debt           citation:
National Association of Realtors. (Sept. 2021). The Impact of Student Loan Debt Executive Summary.  https://www.nar.realtor/research-and-statistics/research-reports/the-impact-of-student-loan-debt.

4th “Article” should be about Germanys approach to free tuition compared to the offers here. I think country size comparison, tackling as a national issue isnt the best approach.
    ·
Whichever of the two approaches you take, do
    the following:
    o
Integrate or “synthesize” your comments so
that you are using sources to compare, contrast, support, or disagree with one
another and with your own views. You can do that by bringing multiple sources
into a single paragraph or by moving between paragraphs but using new sources
and information to clarify, extend, contrast, support, or disagree with what
has been said previously in the paper. The goal of this paper is higher-level
synthesis or connection between various sources and your own thesis.
    o
Provide a Works Cited page (if using MLA
format) or a References page (if using APA format) with your source citations
documented according to MLA or APA standards. Provide at least one
parenthetical citation for each source within the document wherever you use
each source, whether you quote or paraphrase from it.
    o
Integrate sources smoothly by using a signal
phrase to introduce quotes: According to one researcher on this topic, “Quote”
    (citation).
    Feel
free to bring in tables, graphs, charts, and visuals on your topic, though
document your use of visuals according to MLA or APA standards
    The course
questions on college tuition and student debt are as follows:
    ·       What do
different perspectives on college tuition and student debt tell you about this
concept (for instance, educational, philosophical, political, financial)?
    ·       What are the
most significant and best-supported claims about college tuition and student
    debt from our sources?
    ·       Is one
philosophical approach to college tuition and student debt more valid or
    beneficial than others?
    ·       Do you have
your own model or approach to this topic and if so, what are its parts and what
evidence do you have that it is a valid model?
    ·       What would
you say to someone who asked you the most important lessons you learned from
your reading and reflections on college tuition and student debt this
    semester?

  • Title: The Causes and Effects of Corporate Greed in the Pharmaceutical Industry

you will develop and construct a causal argument focused on using logos. The is argument will put forward an idea on the provided topic and will back it up with clear points and evidence.
Focus on this topic: The readings for Module 3 focus on different issues and problematic events in different businesses and industries. Saddiqui discussed what has led to the push for self-driving cars, but also the issues that come with this. Sachs and Breslow discussed issues in the NFL and they argued about how these issues started or what they cause.
Following these examples, look at a problem that you see occurring in businesses, with companies, or with brands or products. This can be any issue that affects customers, producers, workers, or even an entire industry. Using this problem, you will argue what causes created this issue and then argue what effects do or can come from it. Be logical and use your sources and discussion to prove your points and avoid the Post Hoc and slippery slope fallacies.
You may use any of the companies you have written about in assignments for Module 3 (or earlier) or you can choose a new company. You may revisit, take from, or add to any of the assignments from Module 3 to build this essay.
    Follow this format.
An introduction that introduces a reader to your topic and then gives some context for what the problem is. This will end with your thesis statement that will cover your main idea, the supporting points, and why this idea is important. Argue these ideas: WHAT are the causes of the problem/issue and HOW do the causes lead to the problem?; WHAT are the effects the problem/issue and HOW do the effects come from it?; WHY is this important or why should this problem be examined or known?
You will write at least 4 body paragraphs that will focus on causes that lead to the issue and effects that do or can come from the issue (you are free to add more paragraphs if needed). Each of these will use evidence and quotes from your sources to prove your ideas.
Body paragraphs 1 and 2 will develop the causes that do or potentially lead to the issue. Each will develop a different cause and will use sources to support your argument. Be sure to not just say what leads to the issue, but why these causes lead to it. Argue for how one event leads to the issue at hand.
Body paragraphs 3 and 4 will develop the effects that will or may come from the issue. Each will develop a different effect and will use sources to support your argument. Be sure to not just say what comes from the issue, but why the effects follow it. Argue for how one event follows from the issue at hand.
You will end with a conclusion paragraph. This will start by restating your main idea and will then discuss an idea or action that the reader can take with them or perform after they have read the essay. What should be done with your idea or what can someone think about?
